When a Florida crawl space needs work
Crawl-space problems creep up. By the time the symptoms reach the living space, the support system below has usually been failing for years:
- Floors that bounce, sag, or feel "spongy" when walked on
- Persistent musty smell in closets, bedrooms, or HVAC returns
- Visible standing water, mud, or organic muck under the house after rain
- Wood floor joists or beams with cracks, sagging, or visible rot at supports
- Existing block or wood piers visibly leaning, broken, or sitting in water
- High indoor humidity that the AC can’t pull down — sometimes 65%+ year-round
How Florida crawl spaces actually fail
Three failure modes drive most of the work, often compounding each other:
- Pier rot or settlement — original block or wood piers spalled, undermined, or sunk into saturated soil
- Vapor intrusion — exposed ground in the crawl space releases moisture continuously into the framing above
- Joist failure — chronic moisture rotates load to fewer points, joists sag, sister bridging fails
- Pest and termite damage — moisture conditions favor subterranean termites; sill plates and rim joists get hollowed out
- HVAC and plumbing leaks — saturate the crawl-space air, accelerating every other failure mode
How we repair a Florida crawl space
First we measure: moisture readings on every bay of framing, elevation across the subfloor, condition of every pier and supporting member. The PE specifies which framing members can be sistered vs. which need full replacement, and how many new pier locations the structure needs.
Replacement supports are installed in place of the failing block or wood piers — for new pier locations or deep load transfer we use helical piers driven through any saturated soil to competent bearing. Adjustable steel posts capture the framing above and let us trim sag in controlled increments.
Vapor barrier and full encapsulation seal the ground and walls — heavy-mil reinforced poly with sealed seams, attached to the foundation walls. A dehumidifier sized to the cubic footage keeps the encapsulated space below the dew point. This is what eliminates the upward moisture flow.
Where joists or sill plates are rot-compromised, we sister or replace the affected members and re-tie the bearing path. Termite-affected wood is removed; the structural repair scope coordinates with your pest control on remediation.
What you can expect — typical timeline.
- Free inspection & quote — within 3 business days of your call
- Engineer-stamped design — 5–7 business days after acceptance
- Permit pulled and crew scheduled — 1–2 weeks (varies by county)
- Installation — typically 2–5 days for a residential project
- Lift, load test, warranty issued — same day as install completion
Frequently asked questions
Common questions we hear during the free inspection. If yours isn’t covered, call 866-398-9323 — we’ll answer it.
How do I know if my crawl space needs full encapsulation or just a vapor barrier?
A vapor barrier alone is appropriate when the crawl space is otherwise dry and well-ventilated, and indoor humidity is manageable. Full encapsulation — sealed walls, vapor barrier, conditioned air — is the right move when humidity is chronic, there’s visible mold, or the framing shows moisture damage. In Florida’s climate, full encapsulation is the long-term answer for most older homes.
Will repairing my crawl space lower my energy bills?
Usually yes, especially in Florida. A wet, vented crawl space means your AC is fighting humidity that’s flowing up through the floor continuously. Encapsulation typically cuts indoor humidity by 10–20% and lets the AC cycle less. Most homeowners see 10–25% reduction in cooling costs after a full encapsulation.
Can crawl-space sagging floors be lifted back to level?
Often yes, in controlled increments. We install adjustable steel posts (or helical piers for deep transfers) under sagging beams and trim a quarter-inch at a time over several weeks. Brittle finishes like plaster or old tile may crack as the floor returns toward level, but the structural movement is gentle and most modern flooring tolerates it.
How long does crawl space repair take?
A typical mid-size encapsulation with 6–12 new supports runs 5–10 working days: 1–2 days for support installation and any framing repair, 2–4 days for full encapsulation and vapor barrier, 1 day for dehumidifier setup and commissioning. Larger or termite-compromised structures take longer.
Will my homeowners insurance cover crawl space repair?
Damage from a sudden covered event (burst pipe, vehicle impact) is typically covered. Damage from gradual moisture, settlement, or pest activity generally isn’t. We document the cause during inspection so you have engineering substantiation if you file a claim, and we coordinate with your adjuster.
Do you do crawl-space work outside Jacksonville and the Panhandle?
Yes — we work crawl-space jobs anywhere in Florida and South Georgia. Volume is highest in Jacksonville, Pensacola, and the Lake City / Gainesville area because those regions have the most pre-1980s crawl-space construction, but the work is the same regardless of region.
