How we repair a Florida crawl space

First we measure: moisture readings on every bay of framing, elevation across the subfloor, condition of every pier and supporting member. The PE specifies which framing members can be sistered vs. which need full replacement, and how many new pier locations the structure needs.

Replacement supports are installed in place of the failing block or wood piers — for new pier locations or deep load transfer we use helical piers driven through any saturated soil to competent bearing. Adjustable steel posts capture the framing above and let us trim sag in controlled increments.

Vapor barrier and full encapsulation seal the ground and walls — heavy-mil reinforced poly with sealed seams, attached to the foundation walls. A dehumidifier sized to the cubic footage keeps the encapsulated space below the dew point. This is what eliminates the upward moisture flow.

Where joists or sill plates are rot-compromised, we sister or replace the affected members and re-tie the bearing path. Termite-affected wood is removed; the structural repair scope coordinates with your pest control on remediation.

How do I know if my crawl space needs full encapsulation or just a vapor barrier?

A vapor barrier alone is appropriate when the crawl space is otherwise dry and well-ventilated, and indoor humidity is manageable. Full encapsulation — sealed walls, vapor barrier, conditioned air — is the right move when humidity is chronic, there’s visible mold, or the framing shows moisture damage. In Florida’s climate, full encapsulation is the long-term answer for most older homes.

Will repairing my crawl space lower my energy bills?
