When you need a helical piles installation

Helical piers are the right call when your foundation needs deep bearing — not surface patching. Common scenarios:

  • Stair-step or diagonal wall cracks that keep widening
  • Slabs that have visibly dropped below adjacent surfaces
  • Sloping or out-of-level interior floors
  • Doors and windows that suddenly stick or won’t latch
  • New construction over loose fill or organic soils
  • Additions tying into older shallow footings
What separates a real helical install from a kit jobWe torque each pier to a documented capacity that matches the engineer’s design — not just to “refusal.” That documentation is what insurance carriers and home buyers ask for, and what cheaper crews can’t produce.

Why helical piers are the right system for Florida soils

Florida’s subsurface conditions punish shallow footings. Helicals are designed for exactly these failure modes:

  • Karst limestone — helicals advance through the hazard layer to dense bearing strata
  • Loose coastal sand — helicals bypass the unstable layer entirely
  • Expansive clay — helicals isolate the structure from the seasonally swelling layer
  • High water table — galvanized helicals carry full capacity in saturated soils
  • Hurricane saturation — documented torque-to-capacity proves bearing post-storm

How a helical piles installation actually goes

We start with a free on-site inspection and elevation reading. Our PE designs the pier layout — count, depth, torque target, capacity — sealed for permitting. Certified crews drive each pier with a hydraulic torque motor, recording torque-to-capacity on every pier. After install, hydraulic jacks lift the structure to target elevation, a load test verifies design capacity, and the lifetime structural warranty is issued the same day.

What you can expect — typical timeline.

  • Free inspection & quote — within 3 business days of your call
  • Engineer-stamped design — 5–7 business days after acceptance
  • Permit pulled and crew scheduled — 1–2 weeks (varies by county)
  • Installation — typically 2–5 days for a residential project
  • Lift, load test, warranty issued — same day as install completion

Frequently asked questions

Common questions we hear during the free inspection. If yours isn’t covered, call 866-398-9323 — we’ll answer it.

How deep do helical piers go in Florida soil?

Depth depends on what’s underneath. In sandy coastal soils we typically reach 12–25 ft to seat on dense shell or limestone strata. In karst regions like Pasco, Hernando, and Marion counties the piers often advance 25–40 ft to clear the hazard layer entirely. Every job gets a soil probe before final design so the depth target is engineered, not guessed.

How long does a helical pier installation take?

Most residential jobs install in 2–4 working days once permits are issued. A typical 8–12 pier scope is one day to mobilize and drive piers, one day for hydraulic lift and load testing, and a final day for site cleanup and finishes. Commercial scopes are scheduled around the GC’s sequencing.

Will a helical pier installation disturb my landscaping?

Minimal disturbance. The hydraulic torque motor mounts on a small skid-steer or excavator and only needs roughly 4 ft of clearance to each pier location. We route around mature plantings where possible and document existing conditions before mobilizing. Patios, driveways, and pavers in the work area can usually be reset rather than replaced.

Are Patriot Foundation Systems and Foundation Systems Supply helical piers ICC-ES approved?

Yes — both manufacturers’ residential and commercial helical systems hold current ICC-ES Evaluation Reports, which is what insurance carriers, permitting offices, and engineers of record require. We can provide the specific ER numbers and torque-correlation factors used on your design.

What’s the lifetime structural warranty actually cover?

The piers themselves carry a transferable lifetime warranty against further settlement at the documented capacity. If movement occurs at a pier location, we return at no cost to re-torque, supplement, or replace. The warranty stays with the property through resale — which appraisers and buyers’ inspectors increasingly ask to see.

Do helical piers really work in karst and sinkhole-prone soils?

Yes — and they’re often the preferred system in karst country precisely because they advance through the hazard layer to dense bearing strata below it. The engineering doesn’t try to fix the karst; it loads the structure on competent soil underneath. This is why our standard Tampa, Orlando, and Lake City designs go deeper than a generic spec would suggest.

How does the price compare to push piers or mudjacking?

Helicals usually price 10–25% above hydraulic push piers and substantially above mudjacking, but with documented load capacity per pier and a transferable lifetime warranty. The cheaper options work on certain soils; in Florida’s karst and saturated coastal profiles, push piers and mudjacking frequently re-fail and have to be redone. We quote both when both are viable.
