Foundation underpinning — transfer load to deep, stable soil.

Underpinning is the right call when the existing footing is intact but the soil below it has failed. We attach steel brackets to the existing footing and helical piers carry the load down to bearing strata. The original footing becomes a load-distribution pad; the helicals do the work.

When underpinning is the right system

Underpinning addresses a specific failure mode: the footing is sound, but the soil under it has failed:

  • Older homes (pre-1980) with shallow strip footings on poor soil
  • Settled additions tied to deeper original footings
  • Structures over former wetlands or filled ground
  • Buildings adjacent to recent excavation that disturbed bearing soil
  • Retrofits before adding loads (second story, heavy equipment)
  • Insurance claim work where the footing is documented intact

Why Florida footings need underpinning

Most underpinning we do isn’t because of footing damage — it’s because of soil failure under it:

  • Karst voids opening below an originally-sound footing
  • Sand washout from groundwater flow or storm surge
  • Clay shrinkage during dry seasons in inland counties
  • Drainage failure saturating soil under the footing
  • Bearing pressure increases from additions or modifications

How we underpin

A steel bracket attaches to the existing footing — typically with anchor bolts and welded connections. Helical piers drive vertically through the bracket sleeve to bearing strata. Hydraulic load-test verifies each bracket-pier assembly to specified capacity, then the underpinning system carries the structure’s load instead of the failing soil.
