What’s actually causing the damage
Surface cracks are the symptom. The cause is almost always one of five subsurface conditions specific to Florida:
- Sinkholes and karst limestone voids
- Expansive clay layers that swell and shrink seasonally
- Hurricane water saturation degrading bearing capacity for weeks
- Loose sandy coastal soils with poor cohesion
- Shallow water table, especially in South Florida
How we repair it permanently
Most of our residential repairs use Patriot Foundation Systems or Foundation Systems Supply helical piers — installed by hydraulic torque to dense bearing strata 8–40 ft below grade. The structure’s load transfers through the helicals to competent soil, bypassing the failing layer entirely.
Cosmetic repair (crack fill, drywall, stucco) is the last step, after the structural movement has stopped. Lifetime structural warranty issued same day as install completion.

What are the most common signs my Florida home needs foundation repair?
Stair-step cracks in brick or block, sloping interior floors, doors and windows that suddenly stick, drywall cracks at corners and frames, slabs that have dropped below adjacent concrete, and chimneys leaning away from the house. Two or more of those together usually means active structural movement — not cosmetic settling.
How do you determine the cause of foundation movement before recommending a fix?
Every job starts with a free on-site inspection — elevation readings across the slab, visual mapping of every crack, a review of grading and drainage, and a check of any prior repairs. The PE compares those readings against known soil conditions for that neighborhood (we keep notes on what we’ve found at thousands of Florida addresses) and only then specifies a fix. We’ll tell you when the right answer is monitoring instead of repair.
Are helical piers better than push piers for Florida soils?
In most Florida soils, yes. Push piers rely on the weight of the structure to drive them — they work well on heavy structures over consistent bearing soil. Florida’s karst, saturated coastal sand, and shallow water table often make push piers either undriveable to capacity or reliant on a bearing layer that itself isn’t stable. Helicals get torqued to a documented capacity in soil that supports it, which is why most Florida designs we stamp are helicals.
Does homeowner’s insurance cover foundation repair in Florida?
Sinkhole-related damage is often covered under Florida policies, and many carriers specifically require engineering documentation linking the damage to a covered cause. We document the soil cause with our PE and work directly with adjusters. Settlement from drainage, tree roots, or general aging is typically not covered, but we’ll tell you up front which category your situation likely falls into.
How long does a typical foundation repair project take?
Residential helical pier installs are 2–4 working days on site once permits are issued. Larger or more complex jobs — historic structures, additions tying into shallow footings, multi-level lift sequences — can run a week or two. Permits in most Florida jurisdictions take 5–15 business days; we file the day we receive your signed contract.
What does your lifetime structural warranty cover?
The helical piers themselves carry a transferable lifetime warranty against further settlement at the documented capacity. If movement is detected at a pier location, we return at no cost to re-torque, supplement, or replace. Cosmetic finish work (drywall, paint, tile) carries its own one-year workmanship warranty. The structural warranty stays with the property through resale.
Will the repair damage my landscaping or interior?
Outside, we route around mature plantings and document existing conditions before work begins. Pavers and patios in the active work area can usually be reset rather than replaced. Inside, the lift sequence itself rarely cracks new drywall when done in controlled increments — but pre-existing cracks may open further as the structure returns toward level. We include cosmetic repair in the scope where requested.
