Signs of sinkhole activity
Sinkhole damage rarely announces itself. The early signs look like ordinary settlement — but they accelerate. Two or more of these together is a sinkhole indicator until proven otherwise:
- A slab corner or footing that dropped suddenly — inches in days, not months
- Circular cracks or shallow depressions appearing in the yard near the foundation
- Doors and windows that were fine last year and now suddenly stick or won’t latch
- Stair-step cracks running diagonally through brick or block walls — widening visibly
- A separation forming between the slab and the wall plate at floor level
- Well or pool water levels dropping with no plumbing explanation
How Florida sinkholes actually fail
Florida sits on a karst limestone shelf with groundwater dissolving it continuously. Two failure modes dominate residential damage, and a third precedes them both:
- Cover-collapse sinkholes — sand bridges over a void fail suddenly, dropping the surface in hours
- Cover-subsidence sinkholes — sand ravels slowly into a void; surface drops gradually over weeks to years
- Active raveling — sand and clay being drawn down a fissure faster than the surface can compensate
- Active dissolution — limestone bedrock thinning under the foundation, no surface failure yet
- Cavity expansion — a known void enlarging from groundwater flow during wet seasons
The standard Florida sinkhole repair sequence
A licensed geotechnical engineer first runs probes — standard penetration tests, ground-penetrating radar, sometimes coring — to map the void or raveling layer. Their report drives the repair design.
Compaction grouting fills the void and densifies the loose layer above it. For shallower voids polyurethane grout works; for deeper or larger voids we use cement compaction grouting through cased holes. The grout stabilizes the soil column so it can carry load again.
Helical piers transfer the structure’s load through the (now-stable) soil column to competent limestone bedrock below. Each pier is torqued to a documented capacity and load-tested. Lifetime structural warranty issued the same day.
Cosmetic repair (crack closure, drywall, stucco) is the last step, after the structural movement has stopped and elevation has been verified — usually a 30-day re-check before finishes.
What you can expect — typical timeline.
- Free inspection & quote — within 3 business days of your call
- Engineer-stamped design — 5–7 business days after acceptance
- Permit pulled and crew scheduled — 1–2 weeks (varies by county)
- Installation — typically 2–5 days for a residential project
- Lift, load test, warranty issued — same day as install completion

Common questions we hear during the free inspection. If yours isn’t covered, call 866-398-9323 — we’ll answer it.
Is sinkhole damage covered by Florida homeowners insurance?
Florida law requires every homeowners policy to offer sinkhole coverage at a stated additional premium. Catastrophic ground cover collapse is included in standard policies; broader sinkhole coverage is an add-on that most Florida policies carry. Whether your specific damage qualifies depends on the engineering report. We document the cause so the carrier has what they need to make the call.
How do I know if it’s a sinkhole or just normal settlement?
You can’t know from the surface signs alone — and neither can any contractor who tells you for sure without geotechnical data. The visible signs (cracks, slope, sticking doors) are identical for both. What separates them is what’s underneath: a geotechnical probe reveals whether there’s a void, raveling layer, or competent soil. The probe is part of the standard sinkhole investigation and is often paid by your carrier once you file.
How long does a complete sinkhole repair take?
Investigation through final cosmetic repair typically runs 4–8 weeks. Geotechnical investigation: 1–2 weeks. Engineering report and insurance approval: 1–4 weeks. Grouting: 1–3 days. Helical pier installation and lift: 2–5 days. Cosmetic repair: 1–2 weeks when included in scope. The active construction is fast; documentation and approvals drive the calendar.
Will grouting alone fix a sinkhole, or do I need helical piers too?
Grouting stabilizes the soil but doesn’t transfer the structure’s load below the affected zone. For active sinkholes or significant settlement, grouting plus helical piers is the engineered standard — grout fills/densifies the void, piers carry the load to limestone bedrock that isn’t moving. For minor void filling with no structural settlement, grouting alone may be sufficient. The engineering report determines which.
Can I sell a house with documented sinkhole repair?
Yes, and the documented repair is a much stronger position than an undisclosed issue. Buyers and their inspectors specifically ask whether sinkhole investigation has been done. Our deliverable — geotech report, engineered design, install logs, signed load test, transferable lifetime pier warranty — is exactly what real estate transactions need. Properties with a documented sinkhole repair typically appraise within normal range; properties with unaddressed activity typically don’t.
How much does Florida sinkhole repair cost?
A typical residential sinkhole repair — investigation, grouting, helicals, lift, and cosmetic repair — runs $25,000 to $150,000+ depending on the size of the void, the number of piers required, and how much grout the cavity takes. Insurance-covered work is paid against your policy limits; the sinkhole deductible varies by carrier (often $5,000–$10,000). We provide a written quote breaking down each phase.
Which Florida counties have the most active sinkholes?
The classic "sinkhole alley" runs through Pasco, Hernando, Hillsborough, Citrus, Marion, and parts of Pinellas — north and east of Tampa Bay through the Nature Coast. Active karst also appears in Columbia (Lake City), Alachua (Gainesville), and parts of the Panhandle. Our standard pier specifications in these counties go deeper to clear the karst hazard layer entirely.
